House Selections, Additions, and Other Helpful Tips!
Hey Y'all!
I want to say how helpful other blogs about building a Ryan Home have been, considering all you see online is bad reviews, so I hope ours helps too! Yesterday, 4/21/17, we met with Josh (SR) and picked out the exterior colors, additions and such for our florence!! For anyone who hasn't gotten to this process yet, it isn't as stressful as it may seem!
First, Ryan Homes has a 1, 1, 1 rule meaning that you can't have the same stone, brick, or siding as the house to your left, right, or directly across from you and there is an approved list of color combinations. So first you pick a stone or brick (if that applies to your elevation) that is available to you, then you pick an approved siding color for your stone or brick selection, next you are given a few shutter options that match your siding, and based on that your given the options for your front door!
We went with elevation C for our florence and here are our exterior selections:
Stone- Sawgrass
Siding- Irish Thistle
Shutters- Dark Berry
Front Door- Black Fox
As for selections/additions to the inside of the house:
We kept:
- the loft rather than having a fourth bedroom
- capped wall around stairs rather than the upgraded balusters
- plain wall in family room rather than adding a fire place
- carpet in family, living, and bedrooms along with hallways
Added:
- elevation C
- morning room w/ light fixture (it was a must for a dining space)
- upgraded shower in the master (eliminated the tub)
- optional window in master
- tray ceiling in master
- recessed lights in master
- ceiling fan rough end in master
- optional window in living room
- dome light in living room & bedrooms 2 & 3
- ceiling fan complete in family room
- upgraded counters and flooring in master & guest bath
- extra light in the garage
- upgraded cabinets for kitchen and baths
- stainless steel appliances, gas cook top, & double oven (I love to cook)
Helpful Tips:
*Take your exterior color options outside so you can see them in the natural light before picking because your siding and etc. won't be inside your home!
*ask what kind of flooring is included in your neighborhood. Ours included hardwoods but we downgraded to luxury vinyl planks as it was cheaper and is usually more durable. We received a credit for it!
*Ryan Homes includes a certain amount of lights and once you place those the rest are an added cost. If you don't want to add more money into your home, think about what rooms you will spend the most time in at night to determine where your lights should go and get lamps for the rest!
*Lastly, make an offer on your house rather than just accepting the sales price the SR tells you. We negotiated and got the sales price lower including the upgraded elevation for free!
