Pre Construction Meeting
Hey Y'all!
So we had our pre construction meeting on Friday, May 5th. I feel as if that was forever ago and I apologize for being a tad late with the update. It went well and like most have said, project managers (PMs) can be kind of stand-offish and trained to be that way. Yet, our PM, John, seemed nice despite that we were late- my fault as I underestimated my getting ready time and need for coffee, whoops- and he laughed a little bit which is a good sign to me!
I followed advice from other bloggers to come with a list of questions and boy did I! John looked at my list and looked a little intimidated! Before we started looking over our prints, I asked him the best way to ask questions and he said, "when we finish a room, if I didn't answer it, ask." So below are my questions that he didn't answer going over the prints (not in order) and his responses!
The towel rack in the hall bath upstairs is directly above the toilet, can we move that?
Yes but you will see it above the toilet. But if you ask me during the final walk through, I will have one of my guys move it and touch up the wall like it was never there.
Where are the hose spigots located on the exterior of the house?
You'll have one on each side of the house but exact location varies on who installs it.
-Can we request where because we have seen some that have a hose spigot near the back and then one on the other side near the front and then some that are directly in the middle on both sides. We would like ours with one side close to the front and the the other close to the back.
-(He made a note on his paper) Alright we can do it.
Can we stop by anytime? (I asked this one as I have read that Ryan Homes has a rule that we are under no circumstance allowed to go on the property without being accompanied by someone from Ryan Homes, which is true and an actual rule.)
Honestly, your neighbors will probably be in your house more than you will during the construction process; people are nosy. I'm not under the impression that y'all won't be coming by and walking through too but if people are there doing work, shoot me an email and I'll come by and give y'all some hard hats.
What's the best way to contact you?
By email. If it's an emergency call the Ryan Homes customer number and they will get in touch with me. (He gave us a card with his info along with the emergency number.)
How often can we expect to hear updates from you?
You will receive an email from me every Friday once construction begins providing you with an update. Sometimes I may be super busy and unable to but I will email you that following Monday if that happens. You won't get those until we have a start date.
When can we expect to get started?
Start dates are assigned every Tuesday and I haven't received your home's yet. Email me on Tuesday and see if you have been assigned one.
What are the lot dimensions so we may get quoted for a fence?
(Pulled out the prints and showed us the dimensions. I can't remember off the top of my head but I have it written down.)
What is the total square footage of the house?
(I asked this one so we can get quotes for painting the interior of the house. I don't remember the answer to this one either haha, but I have it written down as well.)
Are the ceilings textured or smooth?
Popcorn..... just kidding that would be awful. Smooth. (See he jokes, that's good right?)
How many air vents are in the master bedroom and where are they located? (I read on a blog that there were two, which is crucial for us, but one was in the closet....?)
There are two in the bedroom and one in the closet.
Can we pick out our slab of granite?
No because if we allowed that other people would never have it chosen within the short time frame we have. It's done about a week before the final walk through. (I asked this because I didn't like the extreme variation I saw from the sample at the model and from the one at the flooring place so I was hoping I would be able to pick out ours. We did get the name of the guy though so looks like we'll be making a new friend 😏)
Other things:
*We had added the optional window in the master and it was not on the prints so he made a note to order new ones.
*We will be getting the water line/ice maker capability for the refrigerator with our plumbing install even though we have to provide the fridge. I asked for those dimensions as well.. but forgot the washer/dryer... oh well, can't win them all.
*John told us that they have a hose spigot in the garage during construction and he'll leave that in there for us as it's great for car washing. So we'll have two outside and one in the garage!
*It was freezing and raining when we went to our lot so we didn't walk it but it was already staked as someone had a contract on it prior to it becoming available again and us signing for it.
*We also got the dimensions of all the windows in the house which is great to go ahead and start planning for window treatments!
*We emailed this morning to see if we have a start date and we do! May 24th! John said that he is hopeful that we will be done in August rather than the estimated close date in September! This is great news as, if you've read my other posts, Shayne and I get married in September!
